Property Sales : Royal Villas in Property Report

Owned and developed by British-Asian tycoon Gulu Lalvani, the latest phase of the acclaimed was showcased to foreign buyers at the recently concluded Singapore Yacht Show, with the added attraction of having direct access to their very own private yacht berths — The Royal Villas.

Varying from 23 metres to 70 metres, the berthing spaces are complimentary features of the sole Grand Villa and five other luxury waterfront estates, called Royal Villas, at the Phuket-based property, which won the Best Villa Development (Phuket) honour at the Thailand Property Awards 2012.

With the first two phases of the project already sold out, the developer noted that demand for the waterfront property from luxury boat owners has not waned, and that is why his group decided to put a spotlight on Phuket at the yacht show in Singapore.

“Singapore, in particular, has become a key market for Phuket due to its close proximity and due to the lack of cruising grounds there,” Lalvani said in a statement. “We have many Singapore condominium owners and the number of Singapore-owned yachts berthed in the marina continues to increase.”

Lalvani noted that marine tourism and yacht ownership in the region are growing, citing the popularity of marinas in Hong Kong, Singapore and Thailand. However, he added that Phuket offers a fraction of the berthing space costs compared with the first two locations, and is also easily accessible due to its central location in the ASEAN.

“Located just a one-hour flight away, Singapore yacht owners see the value of Phuket’s cruising grounds and want to maximise enjoyment of their yacht,” he said. “Our Grand Villa and Royal Villas offer something unique to Asia: luxurious waterfront villa residences each with their own private yacht berth connected to the villa… For a yacht owner, having your yacht moored outside your villa is the ultimate luxury.”

This isn’t the first time that the Royal Phuket Marina developer gave incentives to unit buyers. In 2012, Lalvani announced that family condominium buyers at the property could get incentives at Phuket’s prestigious British International School.
