Q.Where is Royal Phuket Marina located?
A. The Perfect Location. Strategically located in the centre of Phuket's East Coast on the doorstep of the famous Phang Nga Bay and its many island paradises. Royal Phuket Marina is also within minutes of Phuket's essential services and attractions, yet tucked away quietly on the coastline in its unique world.
Q. Who is the developer?
A. A dream project envisioned and brought to life by Gulu Lalvani, founder and chairman of Binatone Telecom Group, the world's second largest manufacturer of digital cordle phones. His vision is to create a world-class Marina on par with international resort communities in the Mediterranean, Caribbean and Florida, and to elevate Phuket to become the world's best boating destination.
Q. What type of properties are available at Royal Phuket Marina?
A. Phase 1 consists of 66 condominiums and penthouses and is completely sold out. Phase 2 consists of 15 World's First Aquaminium condominiums. These are luxury waterfront residences with private yacht berths. There are also 8 waterfront luxury villas with their own 25 metre berths, where you can walk directly from your home onto your boat.
Q.How many phases will be at Royal Phuket Marina?
A. 3 Phases. Phase 1 is completed and 100% sold out and Phase 2 is about to be launched in May 2007 with expected completion end of 2008. Full completion of all phases is planned for 2010.
Q. Can I moor a boat near my property?
A. Yes. There are still berths available for rent in the outer Marina and 5 of the luxury villas have a private 25m berth directly off their doorsteps. The Aquaminium Penthouses have an internal yacht garage big enough for a 12m yacht while the Waterfront Duplex units each have private berths at their doorstep. The remaining Aquaminium residents benefit from a common waterfront berth directly in front of the Aquaminium building.
Q. Can I have a boating lifestyle without owning my own yacht?
A.Yes. Even if you don't own a boat, you can just call our Marina office and have a charter yacht delivered to your front door. Or catch the shuttle speedboat to our private beach club on a tropical island. Owning a property at RPM puts this marina lifestyle at your fingertips without the commitment of owning a boat. We do offer fractional boat ownership at the Royal Phuket Marina Cruising Club, where you can own a share in the Sunseeker fleet and maintenance and staffing are all taken care of -- you can simply "walk on and walk off " and not have to worry about a thing.
Q. Is Royal Phuket Marina close to the beach?
A. Royal Phuket Marina is close to hundreds of beaches dotted around all the islands in the Andaman Sea. Your property will be about a 10 minute shuttle speedboat ride to RPM's private island beach club and within a short cruise of dozens of island paradises. The world famous Phang Nga Bay, Phi Phi and Krabi Island beaches are nearby and Phuket's west coast beaches are only 15-20 minutes by car.
Q. Will I be near recreation facilities?
A. Yes. RPM is Phuket's first truly integrated high end residential marina. You will find dozens of restaurants and cafes along the beautiful Marina Boardwalk which is 10m wide and over 250m long. There will be tennis courts, swimming pools, and RPM Fitness gym to rival the best in Thailand. Q. Will each condominium have its own parking?
A. Yes each condominium has one underground parking space and the penthouses have two.
Q. Is there a furniture package available?
A. The price already includes the highest level of quality finishings and designer furniture.
Q. Can I own property securely as a non Thai, at Royal Phuket Marina?
A. Absolutely. RPM has condominiums which may be owned freehold by foreigners. Villas structures can be owned outright, and the land can be secured by safe and secure government registered long term lease rights of up to 90 years.
Q. Will Royal Phuket Marina be a good place for a family home?
A. Yes, without a doubt. The larger condominiums have more space than many residential family homes. The villas have spacious level garden areas for children to play and adults to relax. RPM is across the road from the renowned British International College, and one of the best hospitals in the world (Bangkok Phuket International Hospital). Extensive shopping facilities will be provided on site and further opportunities are only minutes drive away. RPM's exclusive access to its own beach club and thence the myriad islands off the coast allow for families to relax together away from the crowds in perfect safety and privacy. Q. Will my property be managed?

Q. What will be the maintenance fees?
A. Maintenance fees are set at a very competitive 45 baht per square metre per month. For our entry level 2 bedroom cabana units of 154 sqm for example, the monthly maintenance fees are approximately USD200. This will ensure your investment is kept in top condition all year round.
Q. Can my property be rented out to gain a good income? How much return can I expect?
A. Yes. RPM properties have been designed with rental performance in mind. Q. When can I move in?
A. Reservations are being taken now for Phase 2. Buyers should be able to take residence within 12 to 18 months.
Q. How can I secure a reservation?
A. We have a simple reservation form which will allow you to reserve the property of your choice. You can confirm the reservation by making the small reservation deposit of Thai baht 50,000, which is non refundable. You will need to provide a copy of your passport. You then have 30 days to pay the first down payment of 25%. Before a formal down payment is required, you will be supplied with contracts to review and sign.
Q. What are the payment terms?

- 20% upon issuance of occupation permit
- 15% upon transfer of the title deed (All payments are in Thai Baht)

Q. What is the size and population of Phuket?
A. 540 square kilometers which is about the same size as Singapore. The local population is 300,000 and annually the tourist arrivals amount to about 4 million with November to April being the high season.
Q. What is the climate in Phuket?
A. Phuket has a tropical climate and is warm all year round. There are two seasons, the green season from May -- October and the dry season from November to April. The average temperature is around 34 degrees C.
Q. Is Phuket a safe place?
A. Thailand is a democracy with a constitutional monarch and government. Phuket is a low crime area. The Thai people are renowned internationally for their friendliness and welcoming nature.
Q. Why is Phuket the best place for holiday homes and retirement?
A. Phuket is accessible by air (international airport), land and sea and there are currently 2 marinas and RPM, a state-of-the-art marina. Phuket's west coast features white sand beaches and low forested mountains with granite rock formations in between. Phuket has a rich infrastructure and specialized shops within easy reach.
